San Fransisco

North Point

Purchased by RDM in 1996, North Point was fully remodeled and seismically retrofitted. The building consists of 14, primarily 1 bedroom units arranged around a central stair courtyard. It features panoramic views from the roof and the on-site laundry was recently redone, adding an additional pair of machines. There are two parking spots in the building and many of the units feature views of the San Francisco Bay. The building also has available on-site storage lockers and bike storage and can receive packages behind the secured gate. Located at the Base of Russian Hill, North Point is located less than 2 blocks Ghirardelli Square and just a few minutes walking to Fisherman’s Wharf, Washington Square Park, and Fort Mason. Purchased by RDM in 1999, Jackson was fully remodeled and seismically retrofitted. With 16, 1 bedroom units around a central stair, the building is a showcase of classic San Francisco “Edwardian” styling. As part of the renovation of the building, all of the beautiful exterior and interior trim was restored, complete with real gold leaf, to become an icon of the neighborhood. The building features on-site laundry complete with a bill changer to avoid those pesky trips to collect quarters. There are two parking spots available at the property. Tenants will find a wide array of quaint cafes, stores, and restaurants. It is located just a few blocks away from the historic hotels of Nob Hill, Grace Cathedral, and Huntington Park. Greenwich

Purchased by RDM in 2005, Greenwich is both our largest and most recently completed project. The property is a mix of 35 studios, junior 1-bedrooms, full 1-bedrooms, and 2- bedrooms. The renovation called for a complete overhaul ranging from a complete seismic upgrade and foundation replacement including retrofitting a 22 car garage underneath the existing building. In addition, we added a new roof deck with panoramic views of the bay and Golden Gate Bridge, a modern high-speed elevator, replaced the entire building’s plumbing and electrical systems, installed on-demand hot water in all the units, and on-site laundry complete with 4 pairs of machines, a bill changer, and Laundry Locker service. Every unit was stripped
down to the studs, sound and thermally insulated, and completely refinished with modern, high- quality materials. The interior and exterior molding was also completely restored to showcase it’s classic San Francisco “Edwardian” styling.

The property is less than 2 blocks from three of the city’s most vibrant retail streets: Union, Polk, and Chestnut Streets. providing convenient access to local favorites like Soul Cycle, Gap, Apple, Crunch Fitness, Starbucks, and an abundance of local boutiques, bars, and restaurants. Filbert Street was purchased by RDM in 2011 and is currently undergoing an extensive renovation. All 16 units are access by a beautiful exterior walk-up breezeway. Filbert is located in the classic Cow Hollow district. Union, Polk, and Chestnut Streets are all easy walking distance where you can find many bars, restaurants, and shops to enjoy. Transportation is also easy with ample on-site parking, easy access to the 30, 30x, 41, 45, 47, 49 and 22 bus lines all passing nearby. All major tech commuter shuttle buses also have stops within a few blocks. The area also features some of the city’s best outdoor recreation, including Chrissy Field, Fort Mason, and the Presidio all nearby.

Vallejo

Purchased by RDM in 2014, Vallejo is the second largest property in the portfolio at 29 units. Consisting primarily of studio and 1-bedrooms units with a few 2-bedrooms. The property is built around a large manicured central courtyard and heated pool. It’s unique location in the middle of the block create an oasis-like atmosphere right in the heart of San Francisco’s North Beach district. Renovations are planned for the near future and will include a complete overhaul of the unit interiors and new landscaping throughout. A seismic upgrade was recently completed in 2016 as well. All the units are large and feature wood burning fireplaces, views out over San Francisco, and hardwood floors. There are also two roof decks, on-site laundry, and ample storage for every unit.

Vallejo is located just steps from the bustling Grant, Broadway, and Columbus streets and their many bars, restaurants and shops. Washington Square Park, the Financial District, and Russian Hill are all within a short, 10 minute walk. The building sits on Telegraph Hill, just below San Francisco’s iconic Coit Tower and its surrounding park. 15th

Purchased by RDM in 2015, the 15 th Street property is a 2-unit condo building on an extra wide lot.
